Rebates – Reward or Rip Off

Rebates have become increasingly popular in the last few years on a lot of items and certainly on electronic items and computers. Rebates of $20, $50 or $100 are not uncommon.

I’ve even seen items advertised as “free after rebate”. Do these rebates come under the heading of “too good to be true”? Some of them do and there are “catches” to watch out for but if you are careful, rebates can help you get some really good deals.

The way a rebate works is that you pay the listed price for an item then mail in a form and the bar code to the manufacturer and they send you a refund thus reducing the price of what you paid for the item except with a time delay of several weeks.

Rule #1. Rebates from reputable companies are usually just fine.

You can be pretty sure you will get the promised rebate from Best Buy, Amazon or Dell but you should probably not count on getting one from a company you’ve never heard of. If you really want the product and are OK with paying the price listed then buy it but don’t count on actually getting the refund.

Rule #2. Check rebate expiration dates.

Many times products will stay on the shelf of a retailer after the date for sending in the rebate offer has expired so check that date carefully.

Rule #3. Be sure you have all the forms required to file for the rebate before you leave the store.

Rebates will almost always require a form to be filled out, a receipt for the purchase and a bar code.

Rule #4. Back up your rebate claim.

Make copies of everything you send in to get your rebate including the bar code. Stuff gets lost in the mail all the time and if the rebate is for $50 it’s worth the trouble to back up your claim.

Gaining a good understanding of how the “law of attraction” works is the first step in bringing abundance into your life. You can create our own reality. You probably also know at least one person (hopefully not you!), who dwells on the negative and truly will focus on having less. They are attracted to ‘less’ not ‘having more’. When you focus on “I hate my current employment” then you will never notice the aspects of your employment that might be satisfying. You must understand that just wanting something isn’t going to bring that to you if you continue to focus on the ‘not having’ of that something. You may have personally experienced that “not having” attitude and learned that it blocked your true desires.

You must learn to focus on a particular item or scenario rather than on vague goals like ‘more cash’ or ‘winning money’. Focusing on winning the lottery, for example, is a fruitless event. Although, through luck, some win lotteries, focusing on winning the lottery is kind of like focusing on “not having.” Oddly enough, many who focus on winning naturally dream of what they could do to help others, even though many of those dreams could actually already be done with their current incomes on a smaller scale, but they don’t. This is probably because they focus on what they perceive as their ‘not having’ or ‘having so little’. With this attitude they end up believing that those dreams are only possible by winning the lottery. They are literally afraid to act on their dreams for fear that they do not currently ‘have enough’ to offer.

First, I have to admit. I’m a terrible customer. I’m a demanding perfectionist who rarely feels that he is getting his money’s worth. This is especially true of hosting providers. Wait! What! No way! This has got to be too good to be true! Off to the trusty computer I go…

Sure enough, it was the real deal. 1and1 was indeed offering free web hosting for three years to introduce its new public sector hosting service. Well, like any good cash-strapped college student, I stepped right up and got me a piece of the pie. I’ve got to say, the pie was good too!

After roughly two years of hosting with 1and1, with minimal problems I should say, I started to notice that I was getting dangerously close to the bandwidth allowance my free package had to offer. No big surprise there; these things happen when you’re trying to establish an online presence and you offer free downloads. It was time to upgrade my hosting.

At the time, there were no great specials going on at 1and1 so I decided to shop around. That was a tremendous mistake! What I got was a course in how *not* to run a hosting service. I will be polite, this time, and not name and companies, but let’s just say stay away from cheap reseller hosting accounts! The uptime is nowhere near what they promise and every time you turn around some idiot is running a script that bogs the server down to a crawl.

After a couple months, a chunk of wasted cash, and several moves back and forth between providers, I finally conceded that 1and1 was indeed the best host I had come across thus far. As luck would have it, I had received an email from 1and1 announcing a great promotion for their free preview package holders (obvious marketing trick, but good timing in my situation). Not only did I get the package at half price, but they guaranteed that price for three years with free upgrades!

I might not be the brightest light bulb in the box, but I know a good deal when I see one. So, as I’m sure you’ve already figured out, I signed up. What I got was a whole lot more than what I bargained for, and honestly, could have hoped for. Almost instantly after upgrading, I noticed that my sites were running faster. I’m assuming that paid customers are placed on less crowded servers.

Then, the first upgrade came. My space and bandwidth were doubled at no extra charge. I thought to myself, cool, I’ll take it! A couple weeks later, I was browsing the 1and1 site comparing features for a potential client when I noticed that the package I have had been bumped to ridiculously high levels. Even though I was getting my money’s worth at the time, I felt a little bitter that I wasn’t getting the full package spec. After all, I was promised that I would get every package upgrade.

Just like any other nightmare client, I promptly dialed billing to give them a piece of my mind. Apparently, the billing agent was no stranger to difficult clients like me. Within a few minutes of talking to me, he got me defused and assured me that my package would be brought up to spec within four weeks. That was two weeks ago. He explained that it was taking more time than expected to upgrade all their current accounts to the new account specs. He really surprised me when he said that I’d actually be getting more than what was currently listed on the site. What?! Ok then! Thank you for your time! Needless to say, I was left feeling very positive about that support call.

Here’s where we get into the numbers… When I logged into my account today, I was greeted by some very generous numbers for the package I have. I discovered that I now have 30,000MB of storage and 1,500 GB of transfer on a shared hosting account that normally runs $19.99/mo! Wait! That can’t be right! Those are VPS specs! Yup, you read right. 30GB of storage and 1.5TB of transfer for under $20/mo. PLUS, with 1and1, I only pay $5.99 per domain, per year.

Now, let’s be real here. Those numbers are great and all, but other providers offer similar specs. What sets 1and1 apart? For starters, uptime! With every other host I’ve used, uptime was a major issue. This is not so with 1and1. I can count on one hand how many times in the past two years my site was not available and nearly every time it was related to an ISP router, not 1and1! Also, one of the things I’ve really grown to appreciate is their one-of-a-kind control panel. It’s a little slow, but it more than makes up for it in streamlined administration. This is especially true of the domain administration. Even complete n00bs have no problem navigating the 1and1 control panel and managing their package like a pro.

Again, I’m not the easiest person in the world to impress, especially when it comes to hosting providers. Nevertheless, 1and1 has really raised the bar of what a good hosting provider is in my mind. They are now the benchmark by which I will measure all hosting providers. If you are in the market for a good, reliable, affordable hosting provider, I cannot say enough positive about 1and1.

There is only one negative I’ve found with 1and1 and it’s not even really a negative. They’re a bit restrictive on script execution. If you think about it, in a shared hosting environment, this is a good thing, and this also explains why the only time I’ve noticed the server actually being down was during a scheduled hardware upgrade. Now, who’s going to complain about a free upgrade in performance?

Hit Knockouts

Warning: Do Not Practice on Living People

Do not practice these techniques on other people. These techniques can cause serious injury and have a high potential to be lethal. Do not use these techniques unless it is to defend yourself in a serious life or death situation. Also, do not practice these techniques at full speed or power or with real intention on another human being or on any other living thing.
For example, a serious knock out hit to the jaw can shatter the jaw and if the intent of the force or the physical force is driven upward with enough power then the strike can break the small bones of the cheek or and the connecting eye ridge causing such massive trauma that the injured person will die from the shock let alone the trauma.

One of the dangers of learning a true method of 1 Hit Knockouts is that quite often, at first, the practitioner can’t tell how much power they are generating and assume that since they don’t feel much power that they don’t have the hit yet or that they are not generating a knock out hit. However, once true knock out power is learned it is generally easier to do a knock out quality hit than it is not to do one. So, students have to be seriously warned to be careful not to really hit their training partner(s) when practicing. There is, of course, the liability issue but even more than that is the real possibility that someone can get seriously injured because the practitioner doesn’t realize their own power. So, we never hit another person with even a medium hit and certainly not with a fast speed or penetrating strike. We limit our hits to air strikes or striking on boards, bricks, bags and pads and will only demonstrate very limited hits to a person on rare occasions.

When one of my senior students first learned “No Distance” hitting he did not understand how serious these hits really are and consequently he broke 2 different training partners ribs by mistake before he realized he could not even moderately practice on people. Fortunately, he was not hitting any major pressure points or he may have done much more than just crack a rib or two. He honestly didn’t think he was hitting with any power. I have always warned my students about the dangers of these hits but ever since his experience I have always EXTRA stressed the importance of not practicing these hits on people and that is why I am sharing his experience with you.

What is a 1 Hit Knockout:

There are different kinds of knockout hits including but not limited to pressure point hits that require a series or combination of hits to achieve a knockout. This kind of knockout hitting is very popular today in Okinawan and Kenpo Karate. The series combination pressure point method is also the way that I was originally taught to apply the moves in my Kung Fu forms. Kilap Silat is an art that usually hits multiple pressure points all at once with the same strike causing a system overload that causes a knockout. Fa Jing or explosive energy hits emanate from the entire body and tend to be whip like. Most real Tai Chi and Internal Arts instructors know or have a version of Fa Jing in their art. Whole body power striking is typical of the hitting method in Poekilan and Tji-Mande Silat. Some advanced hits include Poison Hands, Shock Power Hitting and Vibrating Palm Hitting. These skills can be found in most Internal Arts but are much less commonly known. Other advanced strikes include 1 Touch Knockouts and short distance knockouts including heavy hand techniques.

A 1 Hit Knockout can be as simple as a finger jab to an eye, a punch to the throat or a light slap to the testicles. A 1 Hit Knockout can be as sophisticated as a light tap underneath the jaw at the correct angle and direction such that the person just drops, a whole body power hit, to snap the arm, that is done in such a way so that the person who receives it goes into shock from the trauma and passes out, or a specialized frontal or side strike that causes the heart to fibrillate and then the blood circulation stops temporarily or permanently causing death. In Kun Tao and Pentjak Silat there is a study of striking the joints to disable an attackers ability to physically move in case the attacker is crazed (or in today’s world on drugs or heavily under the influence of alcohol) so that the attacker is unable to continue. I place this body of information as a priority along with my study, practice and teaching of knockout hitting because I believe that the average attacker on the street is not in their right mind to begin with.

Description of 1 Hit Knockouts:

A properly executed 1 Hit Knockout looks like the person throwing the hit barely did anything. One of the simpler and more advanced 1 Hit methods has been described by one author (Gilbey) as a just a dinky little poke. From watching the film footage I believe that this is the kind of hit that Cassius Clay (Muhammad Ali) used to hit Sonny Liston. Also, when a 1 Hit Knockout is done correctly the opponent typically falls like a sack of potatoes.

Once a good 1 Hit Technique has been trained in it is common to feel like you aren’t doing anything to make such an enormous impact when delivering the strike. To the person who is executing the strike the hit feels like nothing. To the person receiving the hit it is game over! Several people that I have trained have had to use this technique in a real situation. The vast majority of the time, the result of the strike was that the attacker was instantly knocked out. In one case the student hit the attacker on the arm and the hit was so powerful that it instantly snapped the attackers arm.

Properly trained 1 Touch Knockouts (Tai Chi, Shaolin & Petjut Silat) have an even much less feeling of impact to them than 1 Hit Knockouts and are usually done very quickly. In fact, typically they are done fast enough that the point of impact can not be seen by the average person. When someone really has the 1 Touch technique perfected they usually will not feel any impact at all from delivering the hit. However, when done to a 1 inch thick pine board the effect to the board is shattering.

One inch hitting is similar to that of a highly refined 1 inch punch and tends to have a shattering effect on boards although different kinds of energy can be applied for different effects. A good shock hit can be practiced by holding two boards in your hand and breaking only the second board. On a person the effect can be manifested in different ways including but not limited to the recipient moves or flies 8-12 feet or more or the recipient feels a deeply penetrating hit but is hardly moved at all. A large heavy bag (over 120 lbs.) with someone who knows what they are doing and what they are feeling for holding the other side is a good and safe way to work on manifesting the different kinds of power. Another good way to train one inch hitting power is to break patio blocks with it. I only recommend trying this under the guidance and or supervision of an instructor and I highly recommend easier breaks before advancing to the kinds of breaking I have been describing in this article.

No distance hitting at an intermediate level tends to look like the person doing it shrugged or let go of something very quickly or sneezed. At an advanced level the person doing the hit looks like they barely moved. The recipient feels a jolt go through their body. At a really advanced level the energy of the hit can be directed through the recipients body and sent out through anywhere on the recipients body or it can be made to stop so that serious trauma is caused. Our students mostly practice no distance hitting on boards or on a heavy bag. The first level of this hit can be done on a heavy bag such that when the bag is struck it does not move and the person who is holding the bag gets knocked away from the bag.

In the past I have had friends and students in the construction business and was granted access to a few houses, to practice on, prior to them being torn down. In my practice of no distance hits I have broken doors that were slightly ajar including taking one off of the hinges and by directing my energy I was able to hit a wall and caused a window to break that was over 8 feet away. I am not trying to brag here. One of my primary instructors is Willem de Thouars (Uncle Bill) and his striking ability is much greater than mine. Several other teachers I have studied with are also very impressive pressure point and energy power hitters. In this article I am simply stating what I have personally experienced with this kind of hitting.

Using it in a real fight:

Many pressure point systems focus a lot of attention on where and even when to hit. Where to hit is important but it should not be the first priority. It doesn’t do you any good to know where to hit if you can not manage to hit there in a real situation when you need to save the life of yourself or a loved one.

One of the basic problems shared by many people who study pressure point hitting is that they are unable to use their knowledge in a real fight. My personal belief is that if you can not use your self-defense art in a real situation then you are wasting your time. One of the basic problems is that in a real fight the action is to fast for the average person to hit a specific point or area on an attacker even if the thought crosses their mind to do so and because the targets are constantly moving the situation is quite different than the way most people practice pressure point hitting in the kwoon or dojo. Also, when adrenaline kicks in fine motor movement tends to diminish to less than 40% of what it is normally which means that it is very difficult to hit any one half dollar sized spot on another human being with any accuracy and most pressure points are smaller than a half dollar. Another problem is that many people are what are called non-responders or partial non-responders (I have personally seen indications that this is more than 1 out of 10 American people) to pressure point attacks and if a person is under the influence of drugs or alcohol and they are out of their mind they won’t be affected by a hit or they won’t feel it until much later. So, although where to hit is a very important body of study, where to hit should not be your primary body of study unless you are seriously interested in acupuncture or the medical side of pressure points.

I believe that it is good to get exposed to as much as possible while focusing on really learning essential techniques that can be used in a wide variety of situations and circumstances. Learning (by which I mean practiced to the point of excellent proficiency) about 12 to 36 good places to hit along with 6 – 10 good entries is plenty for a beginning (first 3 years) practitioner. The 6 – 10 good entries should be versatile enough to handle hundreds if not thousands of different scenarios and the places to hit should be readily available on the average person most of the time. By engage I am not recommending that you strike first in a situation because if you seriously injure or kill the attacker then you may have serious legal problems and if and when it is found out that you hit them first you may have actually broken the law (according to my attorneys), so, I always recommend to students and I recommend to the readers here that you should exhaust every possible option to escape and deter an attacker before engaging them. It doesn’t do you any good to win the fight and then spend the next ten years in jail. I consider my freedom to be a part of my reason for studying self-defense. Unfortunately, I have been attacked on the street over a dozen times. Because of my training method I have only had to hit a few (less than one out of three) of those attackers. All of the fights where I or a student has actually had to hit another person have been over in less than 30 seconds and most of them only lasted 1 to 3 seconds.

I have found it to be common that when to much attention is placed on where to hit that not enough attention is placed on how to hit. By how to hit, I am referring to things that are really essential to having a good ability to deliver a fast and powerful knockout hit in a real self defense situation.

Essential to achieve 1 Hit KO’s:

Some of the essentials to throwing a good 1 Hit Knockout are Proper Body Mechanics, relaxation, positioning, whole body movement and power, Knowledge about breathing and safely generating Explosive Force and using physical principles such as gravity and compression. This includes moving in a way that protects your own joints, wrists, elbows, shoulders, back, and neck. Our system also trains Iron Body and Golden Bell techniques to help protect the student and so that our more advanced students can not be affected by the majority of pressure point techniques.

To achieve a good 1 Hit Knockout it is also necessary to have some understanding of the body. This can be in the form of pressure points, internal body organs and structure or ways to strike the eyes, throat and groin or/and knowledge of vulnerable areas such as the knees and other joints of the body. In our system of Kilap Kilat Kun Tao Silat knockout hitting is one of the main areas of study with the emphasis always being on practical self-defense. Dim Mak and more advanced palms such as various levels of Poison hand, the Iron Palm, Vibrating Palm, Cotton Palm, Burning Palm and the Delayed Death Touch are taught later in the system. Exotic Cars

If you love sheer power, and you want a car that produces 1,000 bhp, you now have three to choose from – and that is without going to the tuners like Ruf ofr Callaway, who will get this much power from engines that are currently in the 500- 700 bhp range. The tjree in the 1000 bhp club are the Bugatti Veyron 16.4, the Bristol Fighter T, and the Koenigsegg CCXR. Theoretically, these are all good for 250 mph in theory, but not in practice.

First on the scene was the Bugatti Veyron 16.4, the world’s fastest and most powerful exotic car, with a top speed of 248 mph.

Engineering masterpiece

The Bugatti Veyron 16.4 is quite an engineering masterpiece, with a W-16 8.0 liter cylinder engine mid-mounted driving through a seven-speed semi-automatic gearbox to all four wheels – four-wheel drive is definitely a good idea with this amount of power. Not only is it immensely fast, but with four-wheel drives it is very stable. It has ceramic brake discs and an air brake to help you slow down from over 125 mph.

A very surprising addition to the 1,000 bhp plus club is the Bristol Fighter T, which has an engine developing 1,012 bhp, just 11 more than the Bugatti! This is a front-engine, rear-drive car designed for high-speed touring.

To be precise, the V-10 engine in the Fighter T whacks out 1,012 bhp at 5,600 rpm. Bristol says that the top speed of the car is around 270 mph, but it has a limiter at 225 mph, which is just 4,.500 rpm in top! Not many will be made, making this a really exotic car.

Acceleration is not as good as you might expect – or maybe it is just modesty at Bristol Cars – at ‘under 3.5 seconds’ whereas the Bugatti Veyron is well under 3 seconds. The difference is largely academic – like the top speeds – but a mid-engined four-wheel drive car will accelerate more quickly than a front-engined rear-drive car. The Bristol Fighter just doesn’t have enough weight on the rear wheels to get under 3 seconds.

Twin turbo V-10

How did they get this huge amount of power? Well, like the other Bristol Fighters, the T has a tuned Chrysler V-10 engine of 8 liters. For the Fighter T they have added a pair of water-cooled turbochargers to almost double power so they could exceed that magic 1,000 bhp figure, getting 1,012 bhp at 5,600 rpm, with 1,036 lb ft (1,400 Nm) of torque at 4,500 rpm. That is quite a high speed for maximum torque, but the engine still produces a massive 800 lb ft (1,080 Nm) of torque from 3,000 rpm, upward.

The Bristol Fighter S has a top speed of over 200 mph, partly owing to good aerodynamics, but The Fighter T is an absolute stormer with a power-to-weight ratio of about 600 bhp per ton and a top speed of well, you name it!

Koenigsegg CCXR runs on ethanol

Now, along comes Koenigsegg with the Koenigsegg CCXR, based on the CCX supercar, but now this version is able to run on ethanol biofuel – E85. Because ethanol has an octane rating of over 100 RON – like racing fuel in the 30s – it gives more power than gasoline, as Saab has demonstrated.

In the Koenigsegg CCXR, power is up from 806 bhp – more than enough for almost everyone – to 1,018 bhp! Peak torque is an incredible 780 lb ft (1,060 Nm) at 6,100 rpm. That’s 25% more power.

With ethanol, power increases of 15-25% can be obtained for any engine so long as it is optimised with high compression ratio and other changes. In other words, don’t just pull up at a gas station, put ethanol in your tank and get 20% more power. It doesn’t work unless the engine is designed to run on it.

But that is not so difficult to do, and with George Bush trying to get more ethanol used in the USA, expect more to follow this route. After all, almost everyone loves power, even if they drive a car that is not very fast.

1% Mortgage Refinance loans, you’ve probably seen 100 different advertisements, but how is it possible? There is really only one big secret to 1% mortgages: 1% minimum payments are below the interest payable on the loan. Once we’ve addressed this feature, most of the other facets of 1% mortgages are relatively logical. 1% mortgages, which now come in dozens of varieties with start rates from below 1% (some even starting at 0% for a few months after refinance) up to 4% or more, offer astonishingly low payments. Some of them offer fixed rates for 30 or even 40 years, some of them are adjustable from the day you take them out, all of these are basically “1% mortgages” and are extremely popular amongst homeowners today. 1% mortgages and their offspring are being used for debt consolidation, cash flow management, investments, and for tax purposes, and they are being used a lot.

A full 40% of home loans originated in 2005 and 2006 are estimated to be from the 1% mortgage family, with multiple payment options. By its proponents, the success of the 1% mortgage has been hailed as a new era of affordability and flexibility, of an extremely sharp financial tool once available only to the very rich now available to every family in the country. Its opponents tend to think that the 1% mortgage is a bit too sharp for the average homeowner to handle, they fear “Average Joes” could conceivably cut themselves. Despite their division, one thing is certain, the popularity of the 1% mortgage is driven by the relentless pursuit of the American dream. There are more homeowners in the United States today than in any other period in history, and many of those who own homes have only been able to accomplish home ownership, which was once a lifelong achievement, in their early 20’s and 30’s, largely because of the extended availability of these 1% mortgages to normal borrowers.

How much less expensive is a 1% mortgage payment option versus the comparable 30 Year Fixed traditional principal and interest payment?

For a $500,000.00 Mortgage:

1% Minimum Payment: $1200.00
Normal Loan Payment: $3000.00
—————————–
Cash Flow / Savings: $1800.00

It’s easy to see why the 1% mortgage refinance is so heavily marketed as a way to cut your mortgage payment in half. In the above example, the 1% mortgage minimum payment option is 60% less than a typical, traditional principal & interest loan payment. 1% mortgage minimum payments are usually 50% lower than even the highly lauded Interest Only payment mortgages, and most loans in the 1% mortgage family include the ability to pay more than just 1% if need be.

So How Does it Work?

In fact, 1% mortgages are more than just the 1% start rate. They have a fully indexed rate as well, which is the true amount of interest due each month. When making a 1% mortgage minimum payment, the borrower is not paying all of the interest due, which is seen by some as a good thing and some as a bad thing. Let’s examine some of the commonly perceived benefits and caveats of 1% mortgages:

Commonly Perceived Benefits of the 1% Mortgage Family:

1. Extremely Low Monthly Minimum Payment: As we’ve seen in our example, the minimum payment option is less than half of the typical traditional mortgage payment.

2. Flexibility to Control Your Own Money: Unlike a traditional mortgage, which requires a payment to principal each month, 1% mortgages allow borrowers to take the power into their own hands to make principal payments when they want to, e.g after a bonus or a particularly good year.

3. Separate Cash Flow from Equity: While many personal finance pundits laud the benefits of building home equity, the reality is that investing home equity yields a 0% return on investment on a month to month basis. In the above example, paying the traditional principal and interest payment forces the borrower to invest $1800 more each month in their home, money which is locked up entirely in the equity of the home. Home Equity is illiquid, meaning all this money locked in equity cannot be accessed unless the home is sold or refinanced. The bank won’t cut a check each month for the borrower’s home equity in a traditional loan. With a 1% mortgage minimum payment, that $1800 difference in payments is money in the borrower’s pocket, to invest or spend at their discretion. By deferring interest using a 1% mortgage, the borrower has full access to money that normally would be locked up until they sold the property. That $1800 per month adds up to over $100,000.00 in cash over 5 years on a 1% mortgage, and it’s available every time your paycheck does not get used up paying a huge traditional mortgage payment each month.

4. Maximize Debt Consolidation: Using a 1% mortgage refinance to pay off all of your other creditors, such as credit card companies and high interest rate lenders, means that you can save even more money than with a 1% mortgage refinance alone. Since you aren’t throwing high interest money at your creditors each month, the cash which you save by making the 1% mortgage payment actually goes into your pocket, your savings, your investments, or wherever you need it most. That’s ultimate control. Let’s say that in our $500,000 1% mortgage example above, we rolled in $30,000 of credit card and other high interest debt that have a monthly minimum payment requirement of $1,000. By using a 1% mortgage refinance to pay off those debts, total monthly savings using the earlier example would be over $2800 per month, $1000 from the debt consolidation plus $1800 from the difference between the traditional loan payment at 6% and the 1% mortgage minimum payment.

5. Turn Equity into a Tax Deduction: First, the 1% mortgage payment is 100% interest and therefore should be 100% tax deductible in most cases. Secondly, One of the most attractive benefits of 1% mortgages is the additional tax deduction available on deferred interest. What this means is that borrowers can realize a tax deduction on interest they did not have to lay out the cash for, and choose the time at which this deduction is realized, which can be a huge savings upon liquidity or refinance. For real estate investors, this is a huge advantage as it can often wash out the capital gains consequences of selling a property. Disclaimer: We do not dispense tax advice, and you should consider consulting a CPA.

6. Easy Qualification: Normally, to qualify for low payment mortgages, borrowers are required to have exceptional credit. However, 1% mortgage refinance loans are routinely available to borrowers with credit scores as low as 620, and if they are borrowing less than 80% of the value of their home, scores can even be in the 500s provided there are no late mortgage payments reported on their credit file. The borrower’s income can be stated, and sometimes no income or employment documentation is required at all.

7. Enhanced Protection from Foreclosure: Because the minimum payment option is so low, the cash savings each month so high, and the loan is so flexible, the 1% mortgage family offers homeowners a low minimum payment option which they have a much higher likelihood of paying should they suffer an interruption of income or become disabled.

8. Biweekly Payments: A popular way to maximize the benefits of the 1% mortgage refinance is to elect to make biweekly payments (which are available on select 1% mortgages). This optimizes the loan to coincide with most borrower’s payment cycles and reduces any possible negative effects of deferring interest.

Commonly Perceived Caveats of the 1% Mortgage Family:

1. Artificially Low Payments: Because the minimum payments are so low compared to traditional mortgages, many pundits fear that people who would normally not qualify for home ownership can now own a home. The fear is that new or “low income” homeowners could “get in over their heads” by buying more house than they can truly afford. Ultimately, it is up to the borrower to decide how much they can afford.

2. Deferred Interest: Often referred to as negative amortization, this concern is commonly cited by journalists as a “negative” because the loan balance may increase over time if the minimum payment is always selected. However, this perspective does ignore the advantages of dramatically increased cash flow in the borrower’s pocket each month and the tax benefits of deferring interest. Of course, the borrower can choose for themselves whether they want to spend their money paying interest to the bank or if they would rather put the difference into their own pockets.

3. Depreciation: If the value of the borrower’s home falls dramatically, and other factors force the borrower to sell the home while the value is low, the borrower may wind up owing more than the home is worth. This is a valid risk over short periods of time for all types of mortgages, not just 1% mortgages. Even a traditional principal and interest mortgage does not pay off enough principal over the first 5 years of its life to offset a dramatic short term decline in home values. The risk of property values declining is a real risk of owning property, period. However, history tells us that residential real estate appreciates consistently over any given ten year period in the past 50 years.

4. Too Easy To Qualify: This may not seem to be a disadvantage to most borrowers looking to purchase or refinance a home, but there are those who believe that borrowers should be forced to document significantly more income and assets to qualify for these types of loans. A lot of this sentiment is an outgrowth of antiquated conceptions of 1% mortgages as a “Rich Man’s Mortgage”, which used to require significant net worth to obtain, and some of it is attributable to equally antiquated “one size fits all” notions about mortgages. Your perspective will likely depend on whether or not you are in a position to provide extensive documentation of your income and assets in support of your loan application.

Many of the criticisms of 1% mortgages revolve around the adjustable rate variety of these mortgages, which like all adjustable rate mortgages go up and down with the rest of the market. However, in most 1% mortgages, the minimum payment stays fixed and can go up or down only 7.5% per year. So if your payment in Year 1 is $1000.00 , in Year 2 it can go no higher than $1075.00. Because the rate on the loan can change more or less than the minimum payment, which is extremely low, the loan can result in the deferral of interest if only the minimum payment is made. Many of the amortization issues which are seen by critics of 1% Mortgages as their key detractor have been recently resolved by the introduction of fixed rate minimum payment loans to the 1% mortgage family.

Fixed rate 1% mortgage variations, the latest additions to the 1% mortgage family, have fixed interest rates from 3 to 30 years or more. The minimum payment option is generally available for the first 5, 10, 15 or in some cases 20 years of the mortgage, at which point the 1% mortgage payment recasts or readjusts to the interest only payment or the full principal & interest payment. During the fixed period, the loan payment and interest rates of fixed 1% mortgages are utterly predictable and can be defined down to the penny. Many borrowers who would prefer a fixed rate can benefit significantly from the 30 year fixed 1% mortgage, which actually carries a minimum payment of 1.95% and a fixed rates in the 6% to 7% range for 30 years.

While there are those in the journalism community who believe that 1% mortgages have too much power for your average homeowner, ultimately the decision is in the homeowner’s hands. Make a high payment to the bank each month, or put the money in their pockets. And homeowners seem evenly divided, as refinances into loans from the 1% mortgage category are projected to represent over 50% of all refinances in 2007. Traditional mortgages are not a one size fits all solution, and neither are 1% mortgages, but with low minimum payment options, excellent debt consolidation capabilities, significant cash flow and tax advantages made possible by deferring interest, and flexibility to control your finances or insulate yourself from interruptions in income or disability, 1% mortgages continue to post significant growth across the country. Whether or not a 1% mortgage refinance is right for you should be determined by performing a detailed analysis of your personal financial situation with a home loan professional who has extensive experience with 1% mortgage products. Mortgage Loans

While there are several different types of 1% mortgage loans, there are really only two major keys to winning with a 1% mortgage loan.

The first key is to make sure the loan is set up correctly from the beginning.

And the second is to make sure you are using the loan correctly to gain the most benefit.

First, let’s talk about how the loan works. Then we’ll get into how to set the loan up correctly so you can reap the financial rewards these mortgage loans have to offer.

To start with, 1% mortgage loans have payment options. Each month when you get your mortgage statement you will have the option to make a 30 year fixed payment, a 15 year fixed payment, an interest only payment and a minimum payment at 1%.

Although you are given several payment options, you should only select the 1% minimum payment.

Why?

Because if you wanted to make a 30 year fixed, 15 year fixed, or interest only payment, you would be better off getting that type of loan. Typically, these payments are higher with a payment option mortgage loan.

If you select the 1% minimum payment your first benefit will be a significant monthly payment reduction. Your mortgage payment will likely be cut in half. Of course, this is a pretty attractive first benefit for most home owners.

To compound the effectiveness of selecting the 1% minimum payment you should save what you save. For instance, let’s say you refinanced your home with a 1% mortgage loan, paid off all your credit cards, and reduced your monthly payment by $1,000 a month.

Now, if you save that $1,000 a month for yourself instead of giving it to your creditors, you will have $60,000 in cash at the end of five years – And that’s with a zero percent return.

Here’s the second benefit to selecting the 1% minimum payment option:

Tax savings.

If you make an interest only payment your mortgage balance will stay the same. If you make a 1% minimum payment you are actually paying less than interest only. Therefore, you are creating deferred interest which makes your mortgage balance increase each month.

Before you freak out, keep in mind that deferred interest is mortgage interest and is therefore tax deductible.

Let’s say your home is going up in value $2,000 a month. The 1% mortgage loan will allow you to take a small piece of that appreciation, say $500 a month, and turn it into a tax deduction.

So you are taking a small piece of your equity each month and turning it into a tax deduction. If you did not do this, all of your appreciation would be locked up in equity.

Equity is terrific and is certainly one of the many benefits to home ownership. But investing in equity will get you a zero percent return.

No one is going to cut you a check each month for the equity in your home. As a matter of fact, if you wanted to get the equity out of your home you would have to sell your home or get a loan. And you better qualify or you will not be able to get a loan.

So why not take a small piece of your equity each month, turn it into a tax deduction, and at the same time save $1,000 a month for your self? You will still have plenty of equity but with a 1% mortgage loan you will have cash AND equity.

If you do this for any length of time you will come out way further ahead financially than if you did a regular 30 year fixed or an interest only mortgage loan.

By the way, if the deferred interest is a concern, try making bi-weekly payments. Making a bi-weekly payment will reduce, and in some cases eliminate the deferred interest all together. Which means your mortgage balance would not increase.

How to set the loan up correctly:

1) The 1% payment option on these loans is only available for the first five years. But you could actually keep one of these loans for 30 or 40 years. If you select a 40 year loan your monthly payment will be lower but the payment options will not last for five years. The name of the game is to keep the 1% payment for as long as possible. So get a 30 year amortization.

2) The 30 year, 15 year and interest only payments are tied to an index. Select a slower moving index like the MTA (Monthly Treasury Average) instead of a faster moving index like the Libor (London Inter-Bank Offered Rate).

So how can you lose with a 1% mortgage loan?

Answer- depreciation.

If homes in your area are rapidly going down in value, deferred interest could cause you to become upside down in the home.

But if your area is experiencing a 3% to 5% rate of appreciation and you save what you save by making the minimum payment, a 1% mortgage loan can have an incredibly positive impact on your financial future.

First, you need to get yourself a blog. There are several options – host a blog on your own domain or get a free one. For starters, let’s talk about the free blogs. You can obtain one at http://www.blogger.com or the newer (and better!) http://www.wordpress.com. WordPress is a free blog engine that is robust and infinitely expandable.

Blogger is actually owned by Google, so it will be detected by Google’s radar faster and you will be indexed more quickly. WordPress.com, however, is a relatively new option so I have no comparison on the speed of getting indexed by search engines. However, WordPress is better in the sense that it has more advanced features such as Trackbacks and Categories. You can also manage your sidebar links more efficiently (more about this later).

Get a free blog at either Blogger or WordPress. Then, familiarize yourself by publishing your first post on your blog and tinkering around with the options and templates.

Here are some words to start expanding your blogging vocabulary:

Permalink – Permalink stands for permanent link, which is a URL (Uniform Resource Locator) that leads to an individual post that you make in your blog.

Trackback – When you post about someone else’s blog post elsewhere, your post will show up in their “trackback” section. This feature, however, is not available with a Blogger account.

Pinging – Blogging seems to be paired with pinging almost every time either one is mentioned nowadays. Pinging is actually the action where a certain aggregator is notified whenever your blog is updated, so that the aggregator may show the newest post of your blog on their website. This is a useful way to gain traffic, which I’ll discuss in a future article.

Content

Next, let’s look at the type of content that’s suitable for your blog in order to make it profitable. You need to understand that there is no fixed scope that your blog should have, which means you can write about whatever you’re interested in. Mind you, the difference between a profitable blog and a non-profitable one is the way you write. What would you prefer: reading your university professor’s lecture notes or the latest novel by your favorite author? People prefer to read “light” items most of the time. When they check out your blog, they are not only looking for information, but they are also looking for information that they can access easily.

So, to attract more visitors as well as to keep your current readers coming back for more, it’s very important to add a personal touch to your blog posts. This can be done by simply imagining that you’re talking with your personal friend. An extra bonus for your readers would be a great sense of humor, so try to add funny comments in your articles where relevant.

Another important point is to avoid addressing your reader as a plural unit. Don’t write as if you’re preparing a speech. Instead, write as if you’re having a conversation with a single person, an equal friend, because this will make your reader relate to you more easily.

Besides that, it’s also very useful to establish your own personality through your words. We’re very curious creatures, so naturally your visitors would want to know as much about you as the information you’re offering them.

Designing a website may not seem like the easiest of tasks, but with the help of some new web building conveniences that have entered the market in the past few years it is possible to create a professional website for your business with only a small investment of your time and money. Step One: Plan Ahead

When you find the right template after reviewing the available designs, the rest is simple. All you have to do is purchase the template and download it to your hard drive in seconds.

Step Three: Customize

With the template all ready to go, all you have to do is add your own content, graphics, images – anything you need to make the site your own. If you can use a simple editor such as DreamWeaver or FrontPage, this can be done in a few days or less. If you are inexperienced when it comes to any aspect of web design you can hire someone to do the editing for you for a very small fee – much smaller than what you would pay a designer to create the whole site from scratch.

When adding content, if you only require a few simple words, consider writing the text yourself. If you need a lot more information, such as product descriptions, articles or sales content, consider hiring a writer to create unique, high-quality content. Because you saved so much money purchasing a ready-made website template, you can spend a little more hiring a great writer! If you write the material on your own, remember to keep it short. Keep paragraphs short and don’t bog the reader down with unnecessary information. People are in a hurry and don’t want to spend a lot of time reading pages and pages of writing. Let your visitors get the information they need so they can move on and buy your product or service, but also make sure the information you provide is actually helpful and written without grammar or spelling mistakes.

The overall design should be kept simple, but that doesn’t mean you can’t add graphics, pictures or even video. As long as you keep it uncomplicated visitors will not regret visiting your site and learning more about your business. Not everyone has high-speed Internet yet, so fast loading pages are still a consideration.

How Deferred Interest Mortgages is Good Home Financing

Do 1.25% interest rates really exist? Neg am mortgages calculate several mortgagerates. One is called the payment rate the other is the actual interest rate. Fortunately, the payment rate is capped at 7.5% of the previous payment. The true interest rate is calculated as simply the index plus the margin without periodic caps. When the interest rate resets to a higher rate with a negative amortization Adjustable Rate Mortgage (ARM), the mortgage payment doesn’t change. Instead, the additional interest expense is added to the loan balance.

Homeowners are given a choice of which rate to pay, which is why negative amortization loans are also referred to as “payment option” loans and option ARMs. Cost of Funds Index (COFI), Cost of Savings Index (COSI), and Monthly Treasury Average (MTA or MAT) are all examples of Alt-A negative amortization loans. The Mortgage Bankers Association of America (MBA) says alt-A loans’ share rose from 8% to 11%. Why? Because of the flexibility these loans offer, not to mention affordability for a home purchase loan or if you want to cash out on your home equity with a mortgage refinance.

Another affordable loan option is the interest only loan. With an interest-only loan, you pay only the interest on the mortgage in monthly payments for a fixed term. After the end of that term, usually five to seven years, you must refinance, pay the balance in a lump sum, or start paying off the principal, which increases your monthly payments substantially. Like neg am loans, interest-only loans are option ARMs because borrowers have the option of paying only the interest or paying principal and interest.

Negative amortization and interest-only loans can be useful if you are primarily concerned with cash flow instead of building equity. If you only pay the payment rate, the overall monthly mortgage payment might be lower than a typical 30-year, amortization loan. If you’re a short-term borrower who plans to refinance or sell the home within a period of a few years or if you have unsteady sources of income or too little documented income to qualify for a traditional loan, you may want to consider a neg am loan or an interest only home loan.

What is Composting

Composting is recycling your kitchen waste and lawn trimmings and turning them into a valuable resource for your garden or houseplants. This is done by speeding up the process that the materials you use to compost go through on their own – decomposition.

Compost is not soil. It is a common misconception that the end-result of composting is the dirt that you find in the ground. It is a substance that acts as a fertilizer (enriching the soil) to grow hardier and healthier plants.

Before you begin composting there are choices to be made – what type of container and style suits your project, what you will be putting into your compost bin, and the location of your bin. But regardless of these decisions, how you convert your waste into compost happens the same way. It is a breakdown of waste materials as they are digested by microbes (bacteria and fungi).

The microbes are the workers of the composting equation. They need air, water, and food to do their job and it is up to you to supply it to them in the right amounts. If you have heard that having a compost bin or pile creates a foul odor it is most likely the result of not enough air circulating throughout the waste material. Without air, the material will still breakdown but it will be done by anaerobic microbes (organisms that do not need oxygen) as opposed to aerobic (ones that need oxygen). So if you do have an unpleasant smell coming from your compost bin or pile you can rotate the material to let in more air or add a substance to create more room for the air to circulate. Wood chips or hay are good for this.

Composting is good for the environment and your garden – it eliminates the amount of waste you throw away and enriches the soil your plants grow in.
